LANDLORD/TENANT LAW Introduction The Uniform Residential Landlord Tenant Act of 1972 is the closest thing the United States of America has to Federal statutory law in regards to landlord/tenant law ... (Hall, 2013). While 21 states have adopted components of The Uniform Residential Landlord Tenant Act, which was created in 1972 with the purpose of standardizing and clarifying the rights and responsibilities of landlords and tenants across the USA there are 29 states that have not adopted any of the ULTRA components (Hall, 2013). In these instances, each individual state has its own twist/take in regards to state specific individual rules, regulations, and laws when it comes to landlord tenant law, this is referred to as statutory law. These laws are used to protect the landlord and tenant, provide rules and guidelines, and to help make decisions in regards to landlord and tenant responsibilities and obligations, such as damages, maintenance, breach of contract, etc. For this paper, I am going to use on of the states that has adopted ULTRA, Virginia, as the state governing the interaction between Larry Landlord and Roger Tenant.
